The Dubai Golden Visa: what property buyers need to know

The UAE's Golden Visa programme allows eligible property investors to obtain long-term residency, and it has become one of the more common questions we hear from buyers weighing up Dubai.

In broad terms, buying property above a set investment threshold can qualify an applicant for a renewable, long-term visa, separate from the standard employment-linked residency most expats hold. Thresholds and conditions are set by the relevant UAE authority and can change, so we always confirm current eligibility with legal counsel before a client proceeds.

For many of our clients, the visa is a secondary benefit rather than the primary reason to buy — but it does change the calculus for buyers who want a long-term base in Dubai without needing employer sponsorship.

If residency is a factor in your decision, we can walk you through which of our current listings meet the relevant investment threshold, and point you to the right legal counsel to confirm eligibility.
